Located 12 miles West of Paso Robles on paved roads, Oakstone Ranch is a 600 acre property three-quarters of a mile wide and 1 1/2 miles long at its greatest dimensions. It is strikingly beautiful comprised mostly of gently rolling hills, dense woods, and soft meadows.

The Ranch is located only minutes from the acclaimed Justin Vineyard and Winery located at 11680 Chimney Rock Road, Paso Robles, and the 25,000 square foot French Villa reportedly built by its founder.
It is twenty minutes from Nacimiento Lake and about 15 miles -- as the Crow flies -- from San Simeon. There are several golf courses within easy access and nearby beaches: Cambria and San Simeon State Beach about 30 miles from Paso Robles across Highway 46 from the 101; Morrow Bay just 15 miles across Highway 41 from the 101 at Atascadero (30 miles from Paso Robles); and Shell and Pismo Beaches about 45 miles from Paso Robles along the 101 via San Luis Obispo.
Fifteen Contiguous Free-Flowing Forty Acre Parcels
The land consists of fifteen 40 acre parcels that have been legally divided into five parcels available for sale should the property be broken up: 160 acres in Parcel 1; 320 acres in Parcel 2; 40 acres each in Parcels 3, 4 and 5. These have all been joined by a road system and could be sold off separately, but it is the Broker's opinion that the highest and best use is the development of a Single Estate on the Ranch as a Single Lot.
The Ranch could be one of the most unique and prestigious private Hunt Reserves and Outdoor Recreational Compounds found anywhere along the Central California Coast with, maybe, a street view forty to sixty-five acre private Vineyard for show and tell. There are several springs on the property, two of which previously were boxed in a sanitary manner and which produced about 1500 gallons of water per day. These could be repaired and two more could be developed. For continued "recreational" use, no wells are needed. The owner has an arrangement with a close neighbor to place his cattle on the land. The roads are graded each year after the rains. Rainfall in the past has been up to 40 inches, with an average of about 12 inches from 2001 to 2008. Elevation at the camp is about 1500 feet.
There are presently several Wineries just to the West. The property has been inspected in the past by representatives from wineries such as Gallo and is suggested to be suitable for grape culture. There are also parts that could be used for nut, fruit or berries. The property is about 50% grass land and the rest is brush or trees. It is suitable for ranch or resort.
Wild game in season consists of deer, wild pigs, rabbits and squirrels. Wild fowl are turkeys, pigeons, quail, doves, and ducks. The ponds were stocked in the past with catfish, bass, blue gill, and frogs.
This property is particularly desirable because it is a valley and therefore insures privacy from horizon to horizon. It is an unspoiled recreational oasis. If there is an interest in cattle or horses, about 50% of the property is available for clearing and seeding to permanent pasture.
